Terms & Conditions

  • Dogs are welcome, please a MAXIMUM of 2 and there will be an extra charge of £30. Please do be aware we have livestock in the fields surrounding the cottage & occasionally in the yard, therefore it is your responsibility to ensure your dog/s are under control at all times.

  • We are completely non smoking in the premises.

  • Strictly no parties/events.

  • We respectfully ask that noise levels are down by 11pm. Please be aware that any unsociable behaviour resulting in disturbance to others may result in charges to the card used to make the booking or immediate cancellation of your reservation.

  • Maximum 4 person(s) per stay. Only the booking party are permitted to use the Cottage and it’s facilities.

  • Children are allowed, please note they must be accompanied at all times by an adult(s) aged 16 or over.

  • Check in from 3pm - check in is self check in, instructions will be emailed prior to arrival.

  • Check out by 11am, please leave your keys in the lock box.

  • Please be aware although we are not a fully working farm anymore, there are still livestock in our fields and we do occasionally bring the sheep into the sheep pens beside the cottage (usually one day a month in summer).

  • 2 parking spaces are included per booking. More parking spaces can be arranged free of charge, but please let us know so we can organise a safe space in the yard for your vehicle.

  • 1 set of keys will be given per stay. Please note a charge of £50 will be incurred for unreturned or damaged keys.

  • Please be aware that we reserve the right to cancel your reservation if circumstances dictate the cottage is non operational. We will do our utmost to avoid this situation from occurring, please understand if a situation does arise where the cottage is non operational and we have to cancel your reservation, this is for your own safety. Full refunds would be given in this situation.

  • Please do not add any bath oils/bubbles or attempt to empty/refill the hot tub. Any damages caused to the hot tub will be charged to the card used to make the booking.

  • If there is any damage to the Cottage or missing items on departure, we reserve the right to charge the card used to make the booking. Any accidental damages must be reported as soon as possible to help minimise charges incurred.

  • Smart TVs are located in the Living Room & both bedrooms, please note it is your responsibility to log in and out of your own apps such as Netflix, Amazon Prime etc

  • Lost property will be kept for 30 days. Depending on the items left, we may be able to post these back to you recorded delivery. Any charges would be required to be covered by yourselves and we do not hold any responsibility for items once posted. A recorded delivery receipt will be emailed.

  • Wi-Fi is available throughout the property. Please note we do not take any responsibility for external Wi-Fi issues.

  • 1 x bag of logs, 1 x bag of kindling and firelighters will be provided with each booking. Extra Logs can be purchased at an additional charge. Please do not burn anything else on the fire.

Booking/Cancellation Policy

  • Direct bookings made via the website or telephone 22 days or more prior to arrival require a NON REFUNDABLE DEPOSIT of 25% of the total stay to secure your reservation.

  • Direct bookings made via the website or telephone 21 days or less prior to arrival require payment in full to secure your reservation.

  • Full remaining balances for all bookings will automatically be taken 21 days prior to arrival.

  • Prices are based per night per cottage - not per guest.

  • The person(s) making the booking will be held liable for all charges related to the booking - including any charges for damage or unsociable behaviour during the stay by any party members.

  • If you need to cancel your reservation, please let us know as soon as possible via email, unfortunately we can not accept cancellations via telephone.

  • Cancellation charges can be seen below:
    - Cancellation 22 days or more prior to arrival will incur a 25% charge of your total stay (the non refundable deposit).
    - Cancellation 15 - 21 days prior to arrival will incur a 50% charge of you total stay.
    - Cancellation within 14 days of arrival will incur a 100% charge of your total stay.

  • Bookings can be transferred to a new date if notified 22 days or more prior to arrival. Within 21 days of arrival, bookings are non transferable.

  • In the case of a no show you will be liable for the full amount of your reservation.

  • We recommend holiday insurance is taken out.
